"The Zillow Real Estate Market Reports cover 156 metropolitan statistical areas of which 95 showed monthly home value depreciation and 39 metros showed monthly home value increases in October. Twenty-two metros remained flat. Encouragingly, Miami (FL) home values were flat on a monthly basis while Phoenix (AZ) and Detroit (MI) both saw positive monthly gains." Read the whole article

"Investors smell a distinct opportunity in this situation: The chance to buy an asset cheaply and rent it out dearly. In fact, close to one-third of the purchases of existing homes this year have gone to all-cash buyers, the bulk of whom are real estate investors... The private market is stepping in briskly to buy up distressed homes and convert them to rentals ...This market-clearing is sometimes hard to watch. "At The Loft Warehouse, owner/broker Sabra Sanzotta handles both sales and rentals in areas like downtown, Midtown and Corktown. The larger part of her business is rentals, she says, but she could sell more lofts if she had them.
"People moving into Detroit is a phenomenon," Sanzotta says. "We really have to work hard to find individual condo owners who want to sell." As with single-house sales, she says many loft sales are foreclosures or short sales." Read the whole article
